This is an enchanting villa dated back to 17th century that sits totally undisturbed amidst beautiful woodlands on the top of the Montagnola Senese hills. The surrounding area is a protected rural landscape covered with ilex oak, under which grow truffles as well as porcini mushrooms and olives groves from which is produced a superb olive oil. An unpaved drive of approx 3.5 km lined by cypress and oak trees leads to the house which is enclosed at the front by large walled and paved courtyard, in which is the original pizza and bread oven and a covered dining and lounge area overlooked by an upper loggia.

The house has been restored with great care and attention to the smallest detail, retaining many of the original features common to Tuscan architecture both externally and internally; the decor is elegant but eclectic, all rooms have exposed beam ceilings, lime washed walls in soft colours and terracotta tiled floors, with some twists of Italian modern design in the fireplaces, bathrooms and outdoor features. 

The Villa is set is the enchanting Val Di Merse, a verdant area of the Province of Sienna that lies between the rivers Farma and Merse, on the border of the Alta Maremma in Tuscany. The area is heavily forested with abundant wild-life, its own hot springs at Petriolo and beautiful villages such as Monticiano, Chiusdino, Murlo and Sovicille. The Farma is famous for its waterfalls, the Canaloni, which can be reached via sign-posed paths through the forest. The Val di Merse offers tranquil and inexpensive vacation rentals and yet is within easy reach of numerous tourist sights. These include Siena itself as well as San Galgano the Maremma and the Etruscan ruins of Vetulonia. The river Farma marks the natural boundary between the provinces of Sienna and Grosseto, but it is above all a demarcation line between two economies that are historically very different: mercantile civilisation on the one hand and a woodland/mining economy on the other. The Farma and the Merse converge and shortly afterwards join the Ombrone which flows into the Tyrrhenian Sea on the coast of Tuscany near Grosseto.

Main Villa (sleeps 10)In keeping with the original structure there are two principle entrances to the house; one leading into the entry hall and a cloakroom and laundry. To the right is a twin bedroom with en suite bathroom with shower, suitable of wheelchair access. The second entrance enters a large country kitchen equipped with all modern amenities; suitable also for cooking classes and demonstrations. There is an open fireplace, a large oven, and fridge with freezer, dishwasher and microwave oven. The dining room, reachbale throught an open archway, leads towhere a side door opens onto a small-furnished terrace with views overlooking the woodlands. Behind is another twin bedroom and bathroom with shower. From the left another open archway leads up to the living room which has a spectacular fireplace build on the natural rock on which the house was constructed, two French doors open onto a ‘Zen’ terrace which overlooks the pool, perfect for enjoying the last rays of the evening light and cocktails. Steps lead down to the lower garden and park. Here there is the infinity pool (4,5 x 13 mt), with a travertine terrace, which blends into the natural surrounding rocky environment. A fountain of fresh water flows continually into the pool providing beautiful clear water and a wonderfully refreshing back massage.

From the entry hall two flights of antique travertine stairs lead up to the landing, which opens onto a covered terrace overlooking the courtyard. To the right is a double bedroom with en suite bathroom with shower and to the left a large reception room with open fireplace and two further double/twin bedrooms with en suite bathrooms, each with a shower and bathtub.

The adjacent barn (sleeps 4) has been converted in a more contempory style; light and airy with an open plan design, providing accommodation for further four persons. On the upper level are two bedrooms (one double, and one twin) each with bathroom and shower, from the mezzanine an open staircase leads down from the living area with fireplace. Two large doors open onto a paved terrace for ‘al fresco’ dining. To the left is an open plan dining room and kitchen.

Heating   Usage will be metered throughout your stay and you will be charged accordingly. Charges must be paid directly on the spot to the owner or his/her representative before departing. Please note that heating in Italy, when not subject to restrictions by the local Government, is more expensive compared to other countries. If you look for a property in low season, make sure to ask for an estimate of the heating cost. You may be asked to make a supplementary deposit for heating expenses.


Water and Electricity    Please note that most of the properties in our portfolio are not the typical purpose-built Mediterranean holiday villas. Most are converted farmhouses or former manor houses, full of character and history. Water shortages do occur; please use it sparingly during the summer months. At the same time, Italy is probably one of the few countries in the world where the government has introduced a system of electricity limitators to contain the national consumption. This means you must be careful when using more than one appliance at once because the limitator will shut the electricity off.


Internet Connection   Many of our properties have an internet connection. From our experience, when a connection is interrupted due to technical reasons beyond our control, it is unfortunately very difficult, despite our efforts, to receive immediate assistance from some of the internet providers operating in Italy. We therefore strongly suggest that those who need to access their emails should bring their own BlackBerry, or a similar portable device. Please note that in any case we cannot accept responsibility for lack of these services.
