Built in 19th century this important Villa was built into an agricultural area during the Imperial Age of the Roma Empire. Restored approx. ten years ago, the villa regained its original charm being also furnished to the highest level of comfort. Every detail has been carefully considered for its guests’ comfort; the bed linen is made of satin cotton and the towels for the bathrooms and the swimming pool are of the highest quality. The beautiful Italian garden with hundreds of rose bushes, hydrangeas and lemon trees is dominated by a large heated swimming pool and a marvelous marble fountain.

Arezzo - is set in the south-east of Tuscany, in the middle of four valleys- the Val Tiberina , Casentino, Valdarno and Valdichiana. Arezzo is a pretty and artistic city, famous for its Antique Furniture Exhibition that takes place the first weekend of every month. The area offers splendid landscapes, famous monastic settlements and numerous romanesque parishes. Nearby is Cortona, made famous in recent years by Francis Mayes ‘Under the Tuscan Sun’ book and film. At 600m above sea level it is a lively and cosmopolitan jewel of a town with superb views and an enchanting centre in the form of Piazza della Repubblica, with the Palazzo Comunale (town hall building) overlooking the square?. Various small shops on the main streets of Cortona offer local handmade items and gastronomical products. Great red wines are made in the area (both towns are just a few kilometers from Montepulciano and Montalcino) and there are many restaurants in the city offering traditional local and Tuscan cuisine. There is also a vibrant young scene with some trendy bars and drinking spots. In summer, Cortona organizes the Tuscan Sun Festival, an annual event dedicated to the arts which sees the participation of several international stars and artists. Just outside of Cortona's walls there is the Franciscan hermitage Le Celle, the first monastery built by Saint Francis of Assisi in 1211, where a small community of friars still lives today. Through the course of the centuries, the hermitage was restructured and enlarged several times but Saint Francis's small cell has always been conserved in its original state and can be visited today

There is an elegant dining room with a long antique table and striking wardrobe from the 17th century. The glass doors open on to the garden giving the room plenty of light. In addition there are two sitting rooms, one with fireplace and then up a magnificent stone staircase with walls adorned with phenomenal frescos. On the first floor are four bedrooms each with spacious en suite bathroom. La Camera degli Sposi (the nuptial Room) is the first of Villa Maggi’s large bedrooms with shining parquet floors and adorned with beautiful frescos and light blue paintings depicting romantic scenes and landscapes. The Fleur de Lis bedroom is adorned with floral decorations and the golden lilies of Florence. The Bishop’s room has a working fireplace and a most beautiful seventeenth century four-poster bed. Outside there is a pretty pergola with a glass table and comfortable chairs perfect for al fresco dining. The beautiful Italian garden with hundreds of rose bushes, hydrangeas and lemon trees is dominated by a large heated swimming pool and a marvelous marble fountain.

Heating   Usage will be metered throughout your stay and you will be charged accordingly. Charges must be paid directly on the spot to the owner or his/her representative before departing. Please note that heating in Italy, when not subject to restrictions by the local Government, is more expensive compared to other countries. If you look for a property in low season, make sure to ask for an estimate of the heating cost. You may be asked to make a supplementary deposit for heating expenses.

Water and Electricity    Please note that most of the properties in our portfolio are not the typical purpose-built Mediterranean holiday villas. Most are converted farmhouses or former manor houses, full of character and history. Water shortages do occur; please use it sparingly during the summer months. At the same time, Italy is probably one of the few countries in the world where the government has introduced a system of electricity limitators to contain the national consumption. This means you must be careful when using more than one appliance at once because the limitator will shut the electricity off.

 

Internet Connection   Many of our properties have an internet connection. From our experience, when a connection is interrupted due to technical reasons beyond our control, it is unfortunately very difficult, despite our efforts, to receive immediate assistance from some of the internet providers operating in Italy. We therefore strongly suggest that those who need to access their emails should bring their own BlackBerry, or a similar portable device. Please note that in any case we cannot accept responsibility for lack of these services.
